Camperdown developer says digging about to start

Construction of the mixed-use project at the 4.3-acre site of the Greenville News started several weeks ago, but dirt moving won’t start until next week, said Gary Hutcher, construction manager at developer Centennial American Properties LLC.

“The first thing you will see them doing is digging a fairly substantial hole … probably be Monday,” Hutcher said today. Hutcher said the predigging work on the first building, which will become the newspaper’s home, is “in the process as we speak.”

Hutcher said construction started Feb. 1 has so far involved working on “shop drawings” of the four-story office building at the corner of Broad and Falls streets and providing site test data to the S.C. Department of Health and Environmental Control. Trehel Corp. is primary contractor for the office building that is expected to be finished by year-end.

Plans for the first phase of the project that also borders South Main Street include a three-level, 750-space parking structure that will be layered into the sloped site.

The developers in January provided the state environmental agency a “voluntary cleanup contract” report that included results of soil sampling and drilling. Hutcher said DHEC “has asked us to do a little additional testing on the parking garage.” He said the request is “nothing major” and is not delaying any work.

“They asked for a work plan as we proceed through the site,” Hutcher said.

Centennial American is seeking city Design Review Board approval March 3 for the parking structure, and Daniel Corp. is requesting approval of a mixed-use, multifamily and retail component of the project.

The Camperdown project includes an AC Hotel by Marriott, apartments, a second office building topped by condominiums, space for retail and restaurants, and an open plaza.

Centennial American bought the site for $13.25 million from Gannett Co. Inc., the newspaper’s parent company.
