Greenville County has purchased Axis Park in Greenville for $33.1 million, according to Tempus Realty Partners, an Arkansas-based real estate investment partnership. The office park is at 350 and 352 Halton Road.

 Greenville County has been working on the purchase since early in 2019, part of a $40 million plan to move county offices temporarily from County Square to make way for a redevelopment plan for that site. In moving forward with that project, county planners have estimated the value from $1 billion to $1.5 billion.

Axis Park consists of two buildings totaling 239,701 square feet on just over 17 acres. It was formerly part of the Fluor campus.

Tempus Realty Partners made several improvements to Axis Park, according to a news release, modernizing its common areas and lobbies as well as adding a tenant lounge and fitness center.

“We are very pleased with the results of this investment, as it exceeded the original projections for our return to investors,” Dan Andrews, managing partner of Tempus Realty Partners, said in the news release.

The property was purchased in 2017 for $18,350,000 by Tempus Axis Partners LLC. Both Colliers International-Arkansas and Colliers International-Greenville represented the seller during acquisition and disposition of the property, the news release said.

In other recent commercial transactions:

  • Richard Barrett, Brannan Hudson, Garrett Scott, John Montgomery and Brockton Hall, of Colliers International, represented Kinney Hill Associates in the lease of 11,300 square feet of industrial flex space at 100 Corporate Center Drive in Spartanburg to Global Transport Solutions LLC.
  • Guy Harris and Guy Harris Jr. of Spencer Hines Properties conducted the sale of 2226 Whitestone Road, Spartanburg. The 12.52-acre land sale moved the property from Van Vongsiraksa to Scott and Cynthia Levereau.
  • Robbie Romeiser of Spencer Hines Properties facilitated the sale of 1100 E. Georgia Road, Woodruff — 4,800 square feet and four acres of land — from Victory Baptist Church to Mark III Properties, for $180,000.
  • Hope T.Z. Schmalzl of Joyner Commercial represented the landlord, Greenville Safety LLC and tenant, Marlene San Fiel, in the lease of 1,400 square feet of office space located at 143 Commons Way in Greenville. Joyner Commercial is the commercial division of Berkshire Hathaway HomeServices C. Dan Joyner Realtors.
