Billion-dollar County Square plan moves forward

The Greenville County Council approved a $1.1 billion plan Tuesday that will transform County Square into a multi-use high-rise complex that county economic developers believe will spur further growth in the area surrounding it. The sprawling county office complex is inside a former mall that will be razed to build the structure.

(Rendering/Provided)The 37.4-acre site was once home to Furman University. It is walking distance from attractions such as Falls Park, Fluor Field and the Greenville Health System Swamp Rabbit Trail.

KDS Commercial Properties LLC, a Greenville-based real estate firm, is the local partner for the project, which county officials said will take seven years to complete.

KDS has been involved in conversations with RocaPoint Partners regarding the potential project for more than a year, and together with architects Foster and Partners and Wakefield Beasley & Associates submitted a redevelopment plan that includes 3 million square feet of new Class A office, retail, hotel, residential and public space, according to a KDS news release, which said the team worked closely with the Greenville County Council and their staff to construct a plan that would result in a “smart urban environment.”

“This project will certainly be another transformative step forward in keeping with the values of scale, green space, accessibility and public interaction that continue to make Greenville a very special place in the Southeast,” Mark Masaschi, CCIM, KDS principal, said in the release. “Greenville deserves a project of this class and character, and we’re proud to be a part of a team that shares the same values and dedication to Greenville.”
