Master-planned community to be built in Hanahan

Stanley Martin Homes is preparing to break ground on a new master-planned community in Hanahan later this month.

The community, to be called Estuary by Stanley Martin Homes, will be located on 12 acres along the Goose Creek Reservoir and will include 69 homesites.

Phase I of construction will include 31 alley-served homes, and a pool and a pavilion are scheduled to be completed next summer.

“It’s in a great location,” said Mark Lipsmeyer, Charleston division president of Stanley Martin Homes. “It’s very close to just about anything you want to get to. If you want to go to the airport, Tanger Outlets mall, the performing arts center, the coliseum, Daniel Island, the lifestyle of Park Circle, it’s all just about 10 minutes away. So it’s very close to just about anything you’d like to do, and of course it’s very close to the major employers.”

The plan, Lipsmeyer said, is to build a small to midsize community with plenty of green space and walking trails and giving everyone access to the water. He said the community will be similar to Freeman’s Point, a Stanley Martin community on James Island.

“The emphasis of not only the architecture but the development of it is on smart design and making sure that we create public and private spaces,” he said.

Homes will be between 1,900 and 3,000 square feet, with three to five bedrooms. Prices start in the mid-$300,000s, going up to $700,000 for homes along the water.

“These homes will have deep front porches, so we take advantage of the views and we take advantage of the orientation to the street and to the water,” he said.

Lipsmeyer said it takes about 4 1/2 months to build each home.
