Charleston opens new affordable homes

The city of Charleston has opened seven newly constructed affordable homes in the Ashleyville Maryville neighborhood of West Ashley.

The homes were made available to families that earn up to 80% of the area’s median income (.pdf) and will remain affordable through a 90-year restrictive covenant, according to a news release.

The new construction includes four three-bedroom, 2 1/2-bathroom houses at 1,100 square feet and three two-bedroom, 2 1/2-bathroom houses at 1,000 square feet.

Construction of the homes on Minnie Street and Sycamore Avenue was funded through community development block grants, the Home Investment Partnerships Program and fee-in-lieu funds. The fee-in-lieu provision, added to the city’s mixed-use workforce housing ordinance in 2017, requires developers to pay a fee to be used by the city to create affordable housing.

The total cost of the project was $1.64 million, including $185,000 in land acquisition costs.

The homes were designed by Meadors Inc. and built by Bordon Construction & Management LLC.
