Redevelopment turns Mount Pleasant Bi-Lo into offices

Frampton Construction reused a Bi-Lo property to develop 50,000 square feet of office space now called The Shelmore. (Photo/Provided)In another adaptive reuse project for the region, Frampton Construction Co. LLC has redeveloped a Mount Pleasant Bi-Lo into offices.

The mixed use property at 774 Shelmore Blvd. underwent a complete interior demolition and now encompasses 50,000 square feet of office space with 18-foot ceilings, a lobby and a two-story entry, a news release said. Available floor plans range from 2,400 square feet up to 46,000 square feet.

“We’re proud to have been partners in transforming an underutilized space like this to create a completely different, innovative use,” said Brendan Gilbert, project manager at Frampton Construction . “With benefits like walkable dining and its proximity to downtown Charleston and central Mount Pleasant, The Shelmore will be a valuable addition to the East of the Cooper office market.”

The Ladson construction company has also been involved in Charleston Trade Center Tract 1A and building one of the Portside Distribution Center, both in Summerville, and The Quin, a five-story office building in downtown Charleston, among other projects.

S.C. Collett Capital, headquartered in Charlotte, developed the project in partnership with Lions Gate Capital LLC and Charleston’s WECCO Development. S.C. Collett Capital also has offices in Greenville. Construction began in February 2020 and finished in December.

Along with a new roof and the addition of six new entrances to the building, surrounding retail also received exterior upgrades.
