Construction starts on new Moncks Corner Publix

Branch Properties has broken ground on its latest Lowcountry Publix-anchored shopping center.

Plans for the 75,267-square-foot Moncks Corner Marketplace, anticipated to be completed by June 2022, include retail, restaurant and service-oriented tenants at the corner of U.S. Highway 52 and Cypress Gardens Road.

Atlanta-based Branch Properties first announced the acquisition of the 9.13 acres in Moncks Corner in January. 

Publix will occupy 48,387 square feet of the property, with the remaining 26,880 vacant to host other retail offerings. Branch CIO Jesse Shannon said additional tenants will be announced soon.

“We are pleased to announce the groundbreaking of Moncks Corner Marketplace, which will soon serve one of the most rapidly growing submarkets of Charleston with a new Publix grocery store and essential retail offerings,” Shannon said. “This development is consistent with Branch’s mission to identify prosperous suburban markets where grocery-anchored shopping centers are needed and where our developments can be successful.” 

Moncks Corner Marketplace is Branch’s second development in South Carolina and the second grocery-anchored shopping center that the company has broken ground on this month. Five more are scheduled for delivery in the Southeast within the year. Branch previously developed Village at Sandhill Marketplace in Columbia.

Other Southeast projects include Perimeter Marketplace in Dunwoody, Ga.; Hugh Howell Marketplace in Tucker, Ga.; Summerhill Station in Southwest Atlanta, Ga.; The Market at Hays Farm in Huntsville, Ala.; and Merganser Commons at Dogwood Estates in Milton, Fla., all slated to open within the next year.

Branch is currently co-leasing the Moncks Corner Marketplace development alongside Coldwell Banker’s Tim Rowley.

Just north of Charleston, the largest city in South Carolina per 2020 Census data, Moncks Corner has seen rapid growth throughout recent years, with its population set to increase by 4.59% annually. 

In March, Google announced a $500-million investment to expand its data center operations in Moncks Corner, which has the potential to create 10,000 jobs for the area.
