Dockside Logistics to open distribution center in St. George

A warehouse and distribution company has purchased a 100,000 square-foot speculative industrial building from Dorchester County, the S.C. Commerce Department said in a news release.

Dockside Logistics plans to invest $8.5 million in the operations at the Winding Woods Commerce Park, which is operated by Dorchester County Economic Development.

The speculative building was purchased for $3.675 million, said commercial real estate company Avison Young, which represented Dorchester County Development Corp. in the sale.

“Establishing a state-of-the-art distribution center in Dorchester County gives us a competitive advantage in the region,” Dockside Logistics Managing Member Steve Young said in a statement. “We are proud to call the Lowcountry home and excited to expand our presence in this community.”

S.C. Commerce said the building located at 4756 U.S. Highway 78 in St. George will be used as a distribution center and Dockside Logistics will employ about 26 workers there. The company has existing locations in Charleston, Greenville and Houston.

Dockside Logistics, which was founded in 2006, provides warehouse, distribution, third-party logistics, packaging and fulfillment services for customers across the U.S., the company said.

Dorchester County Council Chairman George Bailey said the economic development announcement by Dockside Logistics shows that speculative buildings are “a proven tool” to attract companies to a new commerce park, such as Winding Woods.

“We welcome Dockside Logistics to St. George and look forward to their great success,” Bailey said in a statement. “Their decision to purchase the county’s speculative building reinforces what we always knew to be true, if you build it, they will come.”  

The company expects operations at the St. George distribution center to be open by the first quarter of next year.
