Speculative distribution building at Sandy Run Industrial Park leased to warehousing company

The first speculative distribution facility at the Sandy Run Industrial Park in Calhoun County has been fully leased to a warehousing and fulfillment solutions company before construction is completed.

Smart Warehousing, based in Kansas City, Mo., has leased the property, according to a news release from Columbia-based Red Rock Developments, which handles built-to-suit and speculative buildings in the industrial park.

Smart Warehousing is a warehousing, fulfillment and technology solutions company with 38 warehouses and more than 12 million square feet of warehouse space nationwide. The company was represented in the transaction by John Sharpe and John DeCuto of Lee & Associates.

Chuck Salley, Dave Matthews, Thomas Beard and John Peebles of Colliers South Carolina represented Red Rock Developments in the lease transaction.

“We couldn’t be more excited to have Smart Warehousing as our newest tenant at Sandy Run Industrial Park,” Leah B. Bailey of Red Rock Developments said in the release. “They will certainly add to the notable tenants in the park.”  

Groundbreaking for the 497,952-square-foot cross-dock speculative building was in June and the building is scheduled to deliver in the second quarter of 2023, according to the release. The structure is one of the largest speculative buildings to be built in the area.
