Berkeley County industrial park meets criteria for site certification from CSX

CSX has designated 362 acres of West Branch Commerce Park in Berkeley County as a Select Site, signifying that it is ready for manufacturing development.

Select Sites are properties along the CSX network where certain land use and due diligence criteria have been met, including size, access to rail services, proximity to highways, workforce availability, natural gas, electricity, water, wastewater, environmental and geotechnical standards.

The sites are designed to streamline the process of building a new facility and can make a region more attractive during the recruitment process.

The 689-acre industrial park is adjacent to U.S. Highway 52 and CSX’s mainline, three miles south of Moncks Corner. The site, which was formerly a wholesale nursery operation, is owned by North Charleston-based The InterTech Group.

“As both a CSX Select Site and a S.C. Department of Commerce certified site, West Branch is ready for the immediate development of rail-served industry and manufacturing along Berkeley County’s prime U.S. 52 growth corridor,” The InterTech Group CEO Anita Zucker said in a statement.

The southern half of West Branch Commerce Park received the CSX Select Site designation. It is the third site in South Carolina and the first in the Lowcountry to be certified by CSX. The others S.C. sites are in Newberry and Florence counties.

CSX introduced the program in 2012. CSX partners with The Austin Co., a site selection consulting firm, to screen sites and assist communities with the application and certification process.
