Miller-Valentine breaks ground on Midlands speculative industrial building

Miller-Valentine Group announced the construction of Midway Logistics II, the first speculative class A, tilt up, multi-tenant industrial building built by a private developer in the Midlands since 2009.

(Photo/Provided)The approximately 200,000-square-foot facility will be built in Lexington County Industrial Park, a 350-acre master-planned park near the interchange of I-77 and I-26. Companies with facilities in the park  include Home Depot, Husqvarna, JanPak and Republic National Distributing Co.

“Midway Logistics II will be the most modern industrial building developed in the Midlands Region to date,” said Kevin Werner, Partner with Miller-Valentine Group. “In addition to the buildings class A features, multi-tenant flexibility, and energy efficient design, it is also located in the Midlands premier industrial park with immediate access to multiple interstates and pulls from a tremendous labor force.”

Mike Eades, Lexington County director of economic development, said the county is not invested in the park, but his group is aware Miller- Valentine is proceeding with the project.

“We have been working with (Miller-Valentine) on a potential new tenant for part of this new building,” Eades said. “This park has proven to be a highly valuable asset to Lexington County. There are hundreds of people employed by the firms located in this park and we feel certain that there’s more to come as a result of this announcement.”

 “This new speculative building is an amazing opportunity for the Midlands, and this announcement could not have come at a better time,” said Chuck Salley, vice president and director of the Industrial Brokerage Team with Colliers International South Carolina. “With the growth of e-commerce and next-day delivery, manufacturers and distributors need larger buildings in close proximity to major highways, which makes the Midlands perfect for them. As we’ve seen with the recent Amazon lease in a large speculative building, there is demand for these facilities in the area. Pre-construction interest has been phenomenal and we expect interest to increase now that construction has started.”

Colliers International has been awarded the leasing contract for the industrial park.
