Lexington Garden Apartments sells for $1.6 million

Lexington Garden Apartments, a 41-unit property located at 609 S. Lake Drive, has sold for $1.6 million.

Commercial real estate investment services firm Marcus & Millichap handled the transaction. Drew Babcock, first vice president of investments in the firm’s Columbia office, marketed the property on behalf of the seller, a Columbia-based limited liability company, according to a news release.

A message seeking more information, including the purchaser, was not immediately returned.

“The offering received lots of interest from buyers due to the desirability of investing in Lexington County,” Babcock said in a news release. “We have lots of clients seeking investment opportunities in the Lexington area as a result of the county’s low unemployment rate, strong population growth and solid public school system.”

Lexington Garden Apartments, constructed in 1993 and situated on 1.98 acres, includes a mix of studio and one- and two-bedroom units.

Teleperformance USA expanding at Broad River Commons

Teleperformance USA has leased 29,000 square feet of call center space at Broad River Commons. The company, which already occupied roughly 105,000 square feet of space in the 135,675-square-foot building, plans to add 500 new employees to its 1,300-member on-site workforce.

NAI Columbia’s Jeff Hein and Thomas Wyatt represented landlord Northstar Commercial Partners in the transaction. The 17.49-acre property features frontage on Interstate 20.

“We are pleased to have TPUSA occupy the remaining space, resulting in added jobs and providing a positive economic impact to the area,” Hein said in a news release.

Partition manufacturer relocates to Northeast Columbia

Partition Systems International of South Carolina, a locker and toilet partition manufacturer, has signed a full-building less for a 109,042-square-foot warehouse at 9031 Farrow Road. The company is relocating from 825 Garland St.

The property in Northeast Columbia includes an office and retail showroom, 188 parking spaces and 18 loading dock doors.

CBRE’s Ben Brantley and Keith Moore represented the landlord, while Wilson Kibler’s George McCutchen and James Rogers represented the tenant in the transaction.

“We are excited that PSISC is able to relocate while remaining in Richland County,” Brantley, CBRE vice president, said in a news release.

In other area transactions:

• Colliers’ Paige Bryant and Craig Waites represented the owner in the sale of 0.99 acres at 1339 Lake Dogwood in West Columbia to National Real Estate LLC.
• Colliers’ Tommy Tapp represented Gervais Street Associates in the lease renewal of 4,364 square feet of office space at 1010 Gervais St. for Midlands Media Group. Tapp also represented Dr. James L. Wells in the lease of 2,590 square feet of office space at 2231 Devine St. to Taylor/Potterfield Attorneys.
