A new speculative industrial park is being developed adjacent to Columbia Metropolitan Airport by Magnus Development.

803 Industrial Park will total nearly one million square feet, with groundbreaking for the 204,120-square-foot Building One planned for early 2021, according to a news release.

“803 Industrial Park is the Columbia market’s most versatile industrial development,” Magnus Development founding partner Kevin Werner said in the release. “We are excited about our flourishing partnership with CAE and look forward to the economic impact this development will bring to the central South Carolina region, resulting in new businesses and job creation.”

Building One will feature a 130-foot deep truck court, up to 57 dock-high doors, 72 trailer drop spaces, 32-foot clear heights and LED lighting. The building will be subdividable for users needing as little as 34,020 square feet of space.

Plans call for three other buildings, one also 204,120 square feet. The other two buildings are 408,240 square feet and 157,500 square feet, respectively.

“Without a doubt, this partnership will capitalize on the expansive, underdeveloped land in and around the Columbia Metropolitan Airport,” Mike Gula, CAE executive director, said. “With the experience and industry know-how that both Magnus Development Partners and Colliers International bring to the table, the economic possibilities and regional benefits are endless.”

Colliers International South Carolina’s industrial brokerage team of Chuck Salley, Dave Mathews, Thomas Beard and John Peebles will lease the development. Colliers’ Liz McCary, Elizabeth Riley, Sarah Davis and Gibson Westfall provided branding, marketing, advertising and website development services for the project in collaboration with CAE’s marketing team.

“There is truly nothing like this development available in the market,” Salley, vice president and director of industrial brokerage in Colliers’ Columbia office, said. “The benefits this site will bring to a user are unique in its many transportation and logistics capabilities.”
