The Colliers team of John Montgomery, Garrett Scott and Brockton Hall represented Pacolet Milliken in the lease of Fort Prince Commerce Center, a 439,360-square-foot Class A industrial space at 200 Fort Prince Road in Spartanburg. The building delivered to the market in 2020 and is the newest addition to Pacolet Milliken’s portfolio of industrial property.

Fort Prince industrial parkThe modern, 36-foot clear building was built as speculative industrial space by Courtland Development and features more than 1,500 feet of Interstate 85 frontage with high visibility to 95,000 vehicles per day, according to a news release.

Fort Prince Commerce Center is about 10 miles from BMW’s Plant Spartanburg, GSP International Airport and Inland Port Greer.

Shortly after purchasing in December 2020, Pacolet Milliken added 2,500 square feet of speculative office space with conference rooms and restroom facilities. The facility was leased about six months later, according to the release.

Pacolet Milliken is a family-owned investment company based in the Upstate. The company currently owns more than 3,000 acres of industrial land throughout South Carolina and has played a role in bringing several economic development projects to Spartanburg County, including Keurig Dr. Pepper, Magna Seating, Toray, Sterling Packaging, Mactac and Kobelco, all part of the Tyger River Industrial Park on Highway 290 in Moore.

Dillon Swayngim and Greyson Furnas of Colliers South Carolina represented Westdale Capital Investors 3 LP in the lease of 8,000 square feet of industrial space at 334 White Horse Road in Greenville to 250 Logistics.


Taylor Allen Brantley Anderson and Bailey Tollison of Colliers South Carolina represented Caprocq Greenville LLC in the lease of 3,189 square feet of office space at 15 S. Main St. in Greenville to Huff, Powell & Bailey LLC.


Garrett Scott, John Montgomery and Brockton Hall of Colliers South Carolina represented Tyger Oak Inc. in the sale of 186.4 acres of land at Fort Prince Industrial Park in Spartanburg to CRG Acquisitions LLC.


Gray Kirby, KDS Commercial Properties adviser and industrial specialist, represented the seller in facilitating a medical office investment sale at 1431 Bypass 72 N.E. in Greenwood. The sale included renegotiating a long-term lease with a national medical tenant.

Tyson Smoak and Lakin Parr of Pintail Capital Partners represented a local family in the sale of their 13 acres located on Highway 101 in Greer to buyer, Natty Investments LLC.


Lakin Parr and Jeff Day of Pintail Capital Partners represented the buyer, Falcon Real Estate Lending LLC, in the purchase of land on Foster Road in Wellford from seller Tyger Oak Inc.
