An industrial flex building in Columbia has been purchased for $1.5 million.

The 14,420-square-foot building at 700 Gracern Road was not publicly marketed, according to a news release from Trinity Partners. Trinity’s Roger Winn and Braden Shockley completed the sale-leaseback, representing the seller in the transaction.

The duo also worked closely with the North Carolina-based purchaser to complete the transaction utilizing a 1031 exchange, which allows investors to swap an investment property for another and defer capital gains or losses or capital gains tax.
