The tight industrial real estate market in the Columbia area will soon have a new addition.
A 43,750-square-foot speculative building is planned for Saxe Gotha Industrial Park, site of Nephron Pharmaceuticals and an Amazon distribution center. Columbia-based Saxe Gotha Spec LLC is developing the Class A building on Old Wire Road, according to a news release from Colliers | South Carolina.
Colliers’ industrial brokerage team of Chuck Salley, Dave Mathews, Thomas Beard and John Peebles has been hired to market the building to distributors or manufacturers.
“Colliers is thrilled to be retained as the leasing team for this much-needed development in West Columbia,” Salley, managing director, industrial services, in Colliers’ Columbia office, said in the release. “Free-standing industrial buildings under 50,000 square feet are the most underserved product class in the Columbia market.”
The building is scheduled to be completed in the first quarter of 2023 and will feature 28-foot ceiling heights, 43 car parking spaces, five dock-high doors and one drive-in door, an ESFR fire suppression system and LED lighting.
“Lexington County is excited to have another speculative building available for prospective companies looking to locate and/or expand in our flourishing community,” Lexington County Council Vice Chair Beth Carrigg said. “We appreciate this investment and look forward to continued growth in the Saxe Gotha Industrial Park.”
Farrow Road building sells
A 94,000-square-foot building at 8911 Farrow Road in Columbia has sold for $3.6 million.
A developer who intends to convert the building into a self-storage facility purchased the property, according to a news release from Trinity Partners. Roger Winn and Braden Shockley represented the seller in the transaction.
