For the first time in more than a decade, a substantial lakefront development is under construction on Lake Murray.

Charlottesville, Va.-based American Land Holdings LLC is developing Palmetto Pointe on Lake Murray off Mt. Willing Road in Saluda County. Ground is currently being cleared on 125 acres, and streets and water infrastructure are being installed.

The property includes 80 waterfront lots and 35 interior lots, some with water views. It will include amenities such as boat storage, day dock, a boat ramp and parking for boats and trailers. Lots range in size from one-half acre to three acres.

Dean Sinatra with American Land Holdings said the property, which includes miles of shoreline, is the largest individual tract of land remaining on Lake Murray for development. The company owns property to the 360, meaning there is no shoreline buffer, so homes can be built closer to the shoreline and views can be opened up to the water.

“When you own to the 360, you’re able to claim all the way down to the water, open up your views and build closer to the water, which is a very big, unique factor to what we’re building here,” Sinatra said.

Sinatra said the development could be ideal for downsizing baby boomers or people who want lakeside living but can’t afford prices in Lexington and Richland counties.

“There are no new planned subdivisions of any substance on Lake Murray,” Sinatra said.

Buyers can use their own builders or Great Southern Homes, which is working with American Land Holdings on the project, to design a custom home.

This is American Land Holdings’ first development on Lake Murray, and Sinatra said the project addresses a need.

“If you try to buy lots in Richland or Lexington counties, it’s very expensive,” Sinatra said. “Over the years, many folks in retirement or (looking for) a recreational second home have been priced out of the market. We’ve been able to offer a development that is more affordable, and it’s a very high quality.

“It’s a great value for people that want to be on the water.”
