Pulte Homes plans third Johns Island community

Pulte is preparing to build its third master-planned community on Johns Island.

The Atlanta-based home builder announced plans for Grace Landing, a 76-single family enclave, set to arrive on the island in 2022, the company said in a news release.

The community is located at 1610 Main Road.

“Grace Landing will offer a special opportunity for those who want easy access to Charleston, Folly Beach and Kiawah Island, but appreciate coming home to a rural neighborhood with no through streets and exceptional amenities for a community of this size in Johns Island,” said Pulte Homes general sales manager Jacob Reynolds in the release.

Other Johns Island developments include Oakfield and Sea Island Preserve, which is expected to open later this year.

Pulte is offering five home designs at Grace Landing with one- and two-story floor plans ranging from 1,859 to 2,869 square feet. All homes will include side-loaded garages, the national homebuilder said in the release. Nine estate-sized homes will also be available for purchase.

Half of the community’s 50 acres will be designated for nature, such as biking and walking trails, while other parts will be home to residential amenities, including a saltwater swimming pool, pavilion for outdoor activities, community playground and picnic areas.

The nearby gated community of Sea Island Preserve will consist of over-sized homesites and more than 660 acres of dedicated land conservation area. The property will be developed on Sea Island Parkway.

Oakfield is located at 2924 Gin Bay Road, and Pulte is offering seven one- and two-story designs ranging from 3-6 bedrooms and 2.5-5 bathrooms starting at $447,990. The master-planned community will include two large parks, a community pavilion with deck, picnic and playground areas, walking trails and a community swimming pool.

Additional Lowcountry Pulte communities include Nexton and Carnes Crossroads in Summerville and The Reserve at Stono Ferry in Hollywood.
