Construction has been completed on a 136,500-square-foot industrial speculative building at the Charleston Trade Center in Summerville.

Frampton Construction Co. LLC in Ladson recently finished work on the project for The Keith Corp., a privately held developer headquartered in Charlotte. Keith owns and develops industrial, warehouse and other commercial properties.

Several Class A industrial buildings have come on the market this year in the Charleston region, including several in the Summerville market.

This newest building is on 12.9 acres with 32-foot clearance inside and 18 dock doors for trucks. The building has two drive-in doors with ramps for forklifts, Frampton Construction said in a news release.

The building has one signed tenant, but the property can be divided to a minimum of 21,000 square feet and a maximum of 115,500 square feet, the company said. Lee Allen, a commercial Realtor with JLL, is representing the property.

“We’re excited to deliver our second building with Frampton Construction in the Charleston Trade Center and eager to complete our third, the neighboring Curtiss-Wright facility, later this fall,” Alan Lewis, industrial development partner for The Keith Corp., said in the release.

Site work on the project began in October, and the project was completed in July, Frampton said.

“The success of this project can be attributed to a great team: our design and development partners, a dedicated group of subcontractors and Berkeley County officials. We’re excited for the opportunity it presents for industrial tenants looking to call Summerville home,” said Selby Austin, assistant project manager at Frampton Construction.

McMillan Pazdan Smith Architecture completed the design for the building, the company said, and Alliance Engineers and WGPM Inc. served as civil and structural engineers. The building is one of three industrial properties at the Charleston Trade Center.
