Next steps, new tenants announced for $1B Greenville County Square project

RocaPoint Partners’ $1 billion mixed-use redevelopment, Greenville County Square, continues to progress before year’s end.

So far, Greenville County has occupied its new 262,000-square-foot state-of-the-art administrative building and 1,000-space parking deck. With the county fully in its new building, the previous structure is currently being demolished. The roads and infrastructure for the development site are now under construction, according to a news release.

Leasing for the next phase of the project is also underway.

Earlier this year, the Lima One office lease represents the largest office lease signed in downtown Greenville in 2023. RocaPoint recently announced Pottery Barn and Williams Sonoma will join the project as tenants. These leading national kitchen and home furnishings retailers offer high-quality home goods. Williams Sonoma and Pottery Barn will anchor the retail experience along with Whole Foods Market, which was signed earlier this year.

Sports & Social and PBR will also be joining the mix of tenants. The 23,000-square-foot sports bar and entertainment venue will be The Cordish Co.’s first in South Carolina. These will help anchor the entertainment uses within the project that already include Pins Mechanical and Fairway Social.

Along with new retail and entertainment options, new food-and-beverage tenants were also announced. Fleming’s Prime Steakhouse and Wine Bar, a high-end steak restaurant, has signed on and will open its first restaurant in South Carolina. Hawkers, an authentic Asian street food restaurant, and The Salty, a gourmet donut, baked goods, and coffee shop, will also open at Greenville County Square. These new restaurants complement the already-announced restaurants, including Perch Kitchen and Tap, Agave Bandido, Jinya Ramen Bar, and Ben & Jerry’s.
