Below is a roundup of commercial real estate transactions across South Carolina.

Trinity Partners handled two recent leases at 700 Gervais St. in Columbia. Bruce Harper, founding partner, represented owner Southern Realty Development Corp. in a new lease of approximately 3,600 square feet with ERA Wilder Realty Inc. and GTS Solutions LLC. They leased approximately 4,550 square feet.

ERA Wilder was represented by Bradham Wilder of ERA Wilder Realty and GTS Solutions was represented by Paul Hartley of Lee & Associates Charleston.

700 Gervais is a premier 75,000-square-foot Class A office property located in Columbia’s historic Vista District in proximity to the Central Business District and South Carolina State House.

Tommy Johnson of Colliers South Carolina represented HPT Sunbelt Portfolio LLC in the lease of 3,125 square feet of office space at 1320 Main St. in Columbia to Live Nation Entertainment LLC.


John Gressette and Rox Pollard III of Colliers South Carolina represented NDEEP LLC in the lease of 3,100 square feet of retail space at 676 St. Andrews Road in Columbia to 4Brazilianz LLC.


Allen Wilkerson and Henry Roe of Colliers South Carolina represented BV DRP Synergy LLC in the lease of 2,573 square feet of office space at 111 Executive Center Drive in Columbia to PSI Services LLC.


Cypress Commercial and Investment Real Estate recently represented Blanding Ventures LLC in a long-term lease renewal and expansion of Propel Insurance at 1410 Blanding St. Senior brokers James C. Harrison III and R. Coleman Davis represented the landlord, negotiating the long-term lease renewal and expansion to 16,000 square feet.


DeWees Real Estate Group sales associate Angela Cash represented the tenant in the lease of a retail unit on Augusta Road in West Columbia. The 1,397-square-foot space next to Tokyo Grill in the Georgetown Shopping Center will be a barber shop. The barber shop is set to open in early 2024, according to a news release from DeWees, a full-service commercial real estate firm. Cash also is exclusively representing the landlord of the shopping center to lease out other vacant units.


NAI Columbia facilitated the sale of a large parcel of undeveloped land at 310 Killian Road by Bobby Balboni and Patrick Palmer. Less than eight miles from Scout Motors development, the property is located in the northeast of Richland County along Interstate 77.

Long-time owner Deborah Dillon of Phoenix Family Partners enlisted Balboni and Palmer to craft and implement a land use strategy aligning with the community’s current needs, leading to the execution of the sale.

“Palmer and Balboni worked for several years to study the market, develop a plan, secure the needed zoning and overcome other challenges to ultimately find the right buyer for the property,” said Dillon. Spanning 161.81 acres in total, the expansive site holds potential mixed-use development.


Jeff Hein and Will DuPree of NAI Columbia handled the sale of a 4,000-square-foot retail center at 738 Meeting St. in West Columbia for $412,500.


A 4,606-square-foot multi-tenant office building at 2020 Assembly St. in downtown Columbia sold for $495,000. Jeff Hein and Will DuPree of NAI Columbia helped facilitate the deal.


Jeff Hein and Will DuPree of NAI Columbia sold a 13,176-square-foot property on Holland Avenue in Cayce for $435,000.


Jeff Hein and Will DuPree of NAI Columbia handled the sale of 2083 10th St. in Cayce. The 0.13-acre parcel of land sold for $20,000.


Nick Stomski, Jake Nidiffer and Ryan Causey of Trinity Partners represented the landlord in the leasing of a 19,860-square-foot industrial building at 100 Branch Road in West Columbia.

Following this transaction, Nick Stomski was engaged to market the building. Jake Nidiffer was working with a client that was an ideal fit for the building and the team facilitated the long-term lease for the regionally based company.

Macon Lovelace and Bruce Greenberg of Trinity Partners represented the buyer in the purchase of a flex building at 500 Center Street in West Columbia for $700,000.

Kip Bowman and Sara Bodell of Coldwell Banker Commercial Atlantic represented the buyer and the seller in the sale of 2.3 acres of vacant land at 0 Bear Swamp Road in Charleston.


Callie Griffin and J. Edward Buxton of Palmetto Commercial Properties LLC represented the tenant in the lease of 2,648 square feet of retail space at 141 Broad St. in Charleston. Vitre Stephens and Taylor Sekanovich of Harbor Commercial Properties represented the landlord.

John Montgomery, Greyson Furnas, Dillon Swayngim, Garrett Scott and Brockton Hall of Colliers represented Upward Unlimited in the sale of a 120,000-square-foot industrial building at 205 Exchange Village Drive in Spartanburg to Project Finance and Development Investments LLC.


Garrett Scott, Dillon Swayngim, Brockton Hall and John Montgomery of Colliers represented Buckeye Corrugated Inc. in the purchase of a 113,000-square-foot industrial building at 10 Jack Casey Court in Spartanburg.

Craig Jacobs of Spencer/Hines Properties were involved in the sale of 1,200 square feet of of-fice space at 1398 Boiling Springs Road, Suite F, in Spartanburg. ZLPHD LLC sold the property to Edward Jones & Co.


Ben Hines and Andy Hayes of Spencer/Hines Properties helped facilitate the purchase of 1,200 square feet of retail space at 1640 E. Main St. in Duncan. NHPP Inc. purchased the space from Mehrab Lake LLC.


The Bridge Salon Services LLC bought 1,000 square feet of retail space at 1640 E. Main St. in Duncan in a deal brokered by Ben Hines and Andy Hayes of Spencer/Hines Properties. The seller was Mehrab Lake LLC.
